I will get your project to occupancy & you will enjoy the journey.

I am a good listener.  I will understand what you want and together we can find the best way for it to fit on your property and into your budget.

I know quality materials and methods.  I will help you specify the right buildings systems for the best results for your budget from the foundation to the glazing to the HVAC system and so much more.

I have worked with many other designers, architects, and engineers.  I will help you make the right team for your project’s needs.

I have presented projects at municipal council chambers in multiple jurisdictions and have always managed to keep the ball rolling.

I have helped clients apply for and obtain the funding they need to get the project done.  I also help clients get builders-risk insurance policies, so their project is covered.

I can source and quantity-survey materials for every aspect of any building project providing you with real budget numbers to plan with.

I build project budgets and schedules (usually in Excel) with specific to your project quotes from trades and material suppliers.

I regularly update and share the project budget openly with you in a format that keeps accurate track of timing and quantities.

This tool is a schedule that lets you know when payments are going to be due, showing how much you will need at the right times with plenty of warning.

I have also used these as a project “payment certifier” to ensure draws from financial institutions you may borrow from will come at the right times.

I thrive at solving problems and turning unexpected things into possibilities to make your project even better than what was originally envisioned.

I know what to do and I know just as much about what not to do.

l

I create great relationships with your all-important skilled trades.

I write contracts, scopes of work, and change orders for trades as needed.

I encourage and expect quality workmanship with every aspect.

I lead that quality train by example, often taking on some of the most specialized, custom &/or sensitive aspects of a project myself.
